June saw a substantial increase in active listings—up nearly 78% compared to May. With roughly 1,776 homes on the market by mid-month, buyers finally have more options than we’ve seen in recent years.

Prices, meanwhile, are showing signs of softening—but not crashing.

  • The median list price in June was approximately $559,000, down from $599,000 in May.

  • Homes with 3 or 4 bedrooms saw price reductions ranging from 3–6%.

  • The median sold price settled around $500,000, still up slightly year-over-year, but a noticeable dip from recent highs.

While sellers may feel the pinch of price adjustments, motivated buyers are seeing new opportunities—especially if they act quickly and lock in favorable terms before interest rates shift again.

Despite more inventory, homes in desirable neighborhoods are still selling quickly and over asking. In June, the majority of homes that went under contract did so in under 30 days, often with multiple offers. Sellers should still expect competition—just not the extreme bidding wars of early 2022 or 2023.
